What is the difference between a Modular Home and a Site Built House?
Modular homes are built with the same materials, components and standards as a site built house, and meet the BC Building Code. The difference is that a modular home is built in a factory under a controlled environment and with many quality control inspections. A modular home can also be placed on a City of Kelowna lot. With higher energy efficiency changes to the BC Building Code in 2008, new modular homes are more energy efficient than site built homes constructed to the previous code.
What is the difference between a modular home and a mobile home or trailer?
The building code changed in 1992 with mobile homes no longer being built. Manufactured homes are built to the CSA Z240 higher standard with 2×6 insulated walls (R20). A modular home is built to the CSA A277/BC Building Code with a high efficiency furnace, low E windows, etc. This is the same standard as a site built house on a city lot.

How long does it take to get a home.
All homes are custom ordered and ready for occupancy approximately two months from the purchase date.
What other occupancy costs are there?
Other than the site least of $385/month, you will have property taxes of approximately $550/year and utilities (natural gas, electricity).
Are rentals allowed?
Renters are allowed subject to approval by the Landlord, and that they are of good character with references.
Is the development on First Nations land?
The development has a new 99 year lease on Westbank First Nation land. Much of the west side of Kelowna is being developed this way including residential developments, golf courses, commercial malls, and retailers such as Home Depot, Canadian Tire, and Wal-Mart. Over 10,000 residents now live on WFN leased land.
What are the advantages of being on Westbank First Nation Land?
Location and Affordablilty. Nancee Way’s central location would not be possible if it were not on Native land. Nancee Way’s affordability is also a result of being on Native Land. This affordability provides purchasers with the opportunity to own their own home or to retire in Kelowna.
What are the disadvantages of being on Westbank First Nation Land?
Misconceptions of family & friends. Many people have misconceptions about owning a home on Native Land, fearing that somehow they can loose their property. This stems from complicated disputes in other communites that received a lot of bad or misinformed media coverage. In one such dispute the land lease expired and was up for renegotiation, as would be the case in any native or non native situation. In the end these disputes were worked out, but misconceptions continue.
Westbank First Nation is one of Canada’s wealthiest and most progressive Native communites with self government, land codes and individual land ownership titles by its members. Chartered Banks and Canada’s largest real estate developers would not be involved with WFN land if they had concerns about Westbank First Nation.

Can the community be re-developed for some other use such as condos?
The community is a new 80 home development purpose built to be a modular home community. It is on land that is well suited for this use and it is not on prime lake front or lake view property. For further assurance, the Tenancy Agreement includes a provision that if the community is ever re-developed, homes will be purchased for their fair market value as located in the development. This also makes the community very expensive to ever redevelop.
Are fences and grass allowed?
Grass is allowed at the back of a yard where others can’t see it. All landscaping must be low maintenance with the exception of flowers. Fences are allowed on a limited basis and subject to Architectural Specifications and Landlord approval.
